Is there a timeline to begin building in Oldfields?


A      No. You are welcome to purchase a lot and determine when you want to begin building. There is no required timeline.


Q      I have a builder I wish to use. Am I allowed to select the Builder of my choice?


A    Oldfield is a truly CUSTOM NEIGHBORHOOD. Any qualified Builder is welcome. Oldfields does not require use of a limited list of Approved Builders.


Q     What are the current HOA Dues?


A     Dues are $2000, annually, and are used to maintain common areas in the community. Our streets are maintained by the City of Zionsville, which includes snow removal and repairs.

In addition to annual dues, a one-time Capital Fund Contribution is paid at the time of purchasing.

Q     Are there architectural standards for the neighborhood?

A     Yes. Building, Landscape, & Site plans require review and approval of the Architectural Control Committee, prior to beginning  the construction process.

Q    Is there a minimum required size of a home built in Oldfields?

A    A one-level home must be a minimum of 4000 SF of above-grade finished living space. A two-story home is required to be a minimum of 3,000 SF of first-floor living, plus 1500 SF on the second-floor.

Q     Are there any architectural style restrictions?

A     Oldfields is a TRUE custom home community, and welcomes all architectural styles. It's important for homes to use design concepts which are true to the nature of the chosen architecture, timeless in design, and a compliment to the quality of  the other neighborhood homes.

Q     What utilities are available in Oldfields?

A     Utilities available to each lot are City Water, City Sewer, Electric, Natural Gas, Fiber Optics, and Cable

Q      Is Oldfields part of Zionsville Schools?

A     We are VERY proud to be a part of Zionsville's Award-Winning school system! Currently, the school districts are Stonegate Elementary, Zionsville West Middle School and Zionsville High School.
